My rental representation fee is 4% of the gross lease amount or $1,500, whichever is greater. In some cases, this fee can be partially or fully negotiated to be paid by the landlord. Any portion not covered by the landlord is the responsibility of the tenant. A $500 retainer is due upfront, with the remaining balance due prior to move-in.
